Encapsulation vs steam cleaning.
Frequently asked
- Is encapsulation cleaning as effective as steam cleaning?
- For routine commercial soil, yes, often better, because there's no wick-back. For flood or heavy restoration work, HWE still has a role.
- How much water does hot water extraction actually use?
- 3–5 litres per square metre. A 5,000m² office at four cleans a year uses 60,000–100,000 litres of freshwater annually. Encapsulation on the same floor uses about 1,000.
- Does encapsulation work on synthetic and wool carpet?
- Yes, the method is compatible with nylon, olefin, polyester and wool commercial carpet. It's actually gentler on wool than saturating extraction.
- Why is drying time so much shorter?
- Because almost no water goes into the carpet. Encapsulation applies ~50ml/m² of solution that crystallises as it dries. There's nothing to evaporate out.
- Is it cheaper than steam cleaning?
- Per clean, comparable. Over the life of the carpet, encapsulation is significantly cheaper because it extends replacement cycles and avoids wick-back re-cleans.
- Can I use both methods?
- Yes, many portfolios use encapsulation for monthly maintenance and HWE annually for a deep restorative clean. Premrest programs both.
